Homeownership is expensive, especially when coupled with rising interest rates and high-priced homes in many housing markets. Sadly, that’s priced some potential homebuyers out of the market completely, including some workers the state considers critical to the well-being of the state, as a whole.
That’s why Florida’s Hometown Heroes Housing Program aims to make the process more affordable and attainable for certain community workers tasked with helping others. The program supports frontline community workers such as:

In an effort to give back to frontline workers and help with homeownership in the State of Florida, Hometown Heroes helps first-time, income-qualified homebuyers in certain fields purchase a primary home in the community where they work and serve. It does so by helping assist with things like a:
Down payment
Closing costs
The list of vocations that qualify is quite extensive, but you must be full-time and currently employed in the field. The list of qualified participants ranges from law enforcement officers and corrections officers to firefighters and paramedics, educators, childcare operators, nurses, and a large number of those employed as other health care professionals. Veterinarians qualify, too.
What The Program Provides:
Below market rate FHA, RD, VA, Fannie Mae, Freddie Mac first mortgage
No discount points or origination points
Reduced upfront fees
Down payment assistance
Assistance with closing costs
More specifically, buyers are eligible for up to five percent of the first mortgage loan, with a maximum of $25,000, in closing cost and down payment assistance. That closing cost and down payment assistance comes as a 0%, 30-year-deferred, non-amortizing second mortgage.
There are some purchase price limits and income limits defined in the program too, depending on where you work and live. It tends to vary by country. On the low-end of the scale, income limits start at about $120,000. Home limits start in the $400,000s in some counties, but go up to the mid $600,000s in some of Florida’s other counties, like Miami-Dade. It’s estimated that more than three-million people in Florida qualify for help under the new program, which covers a lot of Florida families and potential new homebuyers.
How Does it Work?
Because the money is essentially a loan, it does have to be paid back at some point, but there’s no interest. A homebuyer who secures a loan under Florida’s Hometown Heroes Housing Program has to pay it back after either:
Satisfying the mortgage
Selling the home
Vacating the home
Refinancing
Once a loan is paid-off, that money then goes back into the program to help future Florida homebuyers who also qualify for the Hometown Heroes Housing Program.
Who Qualifies?
To qualify, you must be working in a job that’s listed as one of the eligible occupations and you must also be able to provide certification. In addition, you’re required to meet the listed
Income threshold of your county
Have at least a 640-credit score
Connect with a participating loan officer
Only lenders who gain approval from Florida Housing are eligible to participate in the program, and loan officers within those companies also are required to gain approval in order to offer the product to prospective homebuyers.
Military Personnel
While the Florida Hometown Heroes Program covers a number of different professions including those in the health field, education, and law enforcement, the program can also benefit members of the military. It includes active miliary personnel from these branches that are exempt from the first-time homebuyer requirement:

The program additionally extends to some military veterans, as well as some spouses, too. Part taproom and brewery, part beer garden and event venue, Grand Central Brewhouse in St Petersburg is a fun place to spend an afternoon or an evening. Grand Central is one of a select number of locally owned, independent breweries found in St Pete’s Grand Central District.

You’ll find live music on certain days and evenings at Grand Central Brewhouse, plus events like Monday Night Cornhole. On the third Saturday of the month, local artists display their work in the beer garden and throughout the taproom.

Owned by a former insurance specialist and craft brew enthusiast, Grand Central Brewhouse is at home on Central Avenue in St Pete. The owner purchased the property in late 2019, then remade the site into a brewery.
It officially opened in 2020. The site contains a brewery and restaurant, connected by an open-air beer garden that can host hundreds of guests.
Grand Central Brewhouse in St Pete is open from noon to midnight. After 9pm it transitions to a 21 and over crowd.

The park has its own outdoor gym where you can use different equipment to stretch, tone or work out different parts of your body while using your own body weight to do so.The park is super dog friendly so you will see adorable little dogs that run alongside you as you walk will make your day.The two-mile stretch offers views from downtown St. Petersburg as well as Tampa Bay which can't be seen anywhere else!
Northshore Dog Park
We all know how much our furry friends love to play, so it's only natural that they would want an area of their own where they can run around without being on the leash.That prayer has been answered with the Northshore dog park. This park is right next to one of the main parking lots so easy access along with restrooms and the waterfront is less than a 2 minute walk as well. There is a small and large dog area so bring them all to have some fun in the sun!
Vinoy Park Events
Vinoy Park is a popular destination for locals and tourists alike. In the summertime, you can enjoy some free concerts, shows and various smaller events. Another fun attraction during the winter time is the ice skating rink and snow conning at “The Cooler” which also serves as an event venue! Don’t forget about celebrations like Fourth Of July party, waterfront jazz concerts and The Starfest in May! The local events are year round with every weekend being something different and unique happening to Vinoy park like the sailboat festival or other various water sports.

If you want to catch a glimpse of dolphins swimming around, or just relax and watch the clouds turn pink at sunset then you have found your special place. For anyone who loves plants or who has a “green thumb”, this is the perfect spot called Gizella Kopeck Palm Arboretum near Vinoy park that is dedicated for flowers, plants and greenery. As the name suggests, this place is PACKED with palms of all kinds and other various species to keep you busy looking for hours.
If you’re looking to just relax and close your eyes for a minute then find a shady spot to relax and bring your blankets or hammocks. You will also find plenty of people with a book in hand sitting under a shaded palm tree.

It’s one of the most popular home styles in St Petersburg even today, and for good reason. The bungalow has been a favorite of homebuyers in St Pete for decades.
Not only do bungalows sit in some of the city’s most <a href="https://www.livingcentralfl.com/st-petersburg/st-petersburg-communities/">desirable neighborhoods</a>, but they also deliver a good dose of history. These charming homes sometimes date back a century or so, as many of them were constructed in St Petersburg in the 1920s and 1930s.
The vintage homes can be found in a number of key neighborhoods and commonly share the same characteristics. For one, the cozy floorplans are usually functional and affordable options for homebuyers.
Some of the entry-level bungalows can be purchased for prices starting in the mid to upper $100,000s. Of course, if you’re looking for a luxury bungalow that’s been lovingly restored and upgraded you could be looking at close to a $1 million home.
It’s common to find bungalows in some of the city’s more historic neighborhoods, especially in <a href="https://www.livingcentralfl.com/st-petersburg/historic-kenwood-homes-for-sale/">Historic Kenwood</a>. In particular, Historic Kenwood is packed with American Craftsman bungalows dating back to the 1920s. Some of them were built in the neighborhood, while other homes in Kenwood were actually brought in from other areas.
While some neighborhoods have quite a few bungalows, other neighborhoods may feature them mixed in with other older home designs. Still, they tend to stand the test of time, as bungalows are often just as popular in St Pete today as they were decades ago.
Smaller & efficient
Usually, these types of homes tend to not be all that large in size. That often helps with their affordability. A bungalow was designed to be easy to maintain and cost efficient.

A true industrial loft has very few walls and/or separation between rooms with perhaps the lone exception being the bathroom. You won’t find many loft units in St. Petersburg with this level of openness, however, most do still have an open floor plan between the kitchen and main living area, ideal for condo buyers who love to entertain.

Exposed brick can definitely be found inside units at the McNulty Lofts but don’t expect to see much of it in the newer construction soft-loft condos throughout St. Petersburg.
